An Oceanfront, Southampton Home Built 17 Feet Above Sea Level

Besides having a really cool, unforgettable name, Blaze Makoid is a master architect based in Bridgehampton, New York, whose latest project is Daniels Lane. The oceanfront residence sits on a narrow, one acre lot in the village of Sagaponack, which found itself having to abide by the 2010 revision of FEMA flood elevation laws. The new mandate requires all first level elevations be at least 17 feet above sea level to prevent flooding. Add on top of that the 40 foot height allowance and its high velocity (VE) wind zone location, Makoid had many design and structural challenges to solve.

Makoid looked at the nearby 1970 Tarlo “Wall House by Tod Williams and the 1979 Norman Jaffe Perlbinder House for inspiration when it came to the design. To make the most of the ocean views, 15 foot wide, floor-to-ceiling, sliding glass panels were installed on the back, which first opens up to the pool and patio area.
